Breaking Down The AI Lab Agreement

Construction and deployment will follow a staggered timeline. Separate data halls will become operational in sequential stages, beginning in Q4 2026 and continuing through Q1 2027.

Financial Responsibility Structure
The amended agreement clarifies cost allocation in the event of budget overruns. Cipher has committed to absorbing the initial $359.3 million in expenses exceeding the original Barber Lake budget.
Once this threshold is reached, the tenant assumes partial responsibility. The AI lab will reimburse 50% of any subsequent cost overages throughout the entire 20-year lease period, structured as additional rental payments.
