Pineapple Financial, a mortgage lending institution based in Toronto and traded on NYSE American, has successfully transferred over $1 billion worth of residential mortgage documentation to the Injective blockchain infrastructure. This development represents a significant advancement in the ongoing integration of conventional financial instruments with decentralized ledger technology.
The initiative commenced in December 2025 with an initial batch of 1,259 mortgage entries. Fast forward to September 2026, and the portfolio has expanded to 2,079 records, with aggregate tracked asset valuation hitting approximately $1.1 billionārepresenting nearly 48% growth from the program’s inception.
Injective operates as a specialized layer-1 blockchain designed specifically for financial service applications. Pineapple selected this platform as the technological backbone for its comprehensive mortgage documentation digitization strategy.
Every blockchain entry encompasses over 500 distinct data elements. This comprehensive information includes borrower demographic details, specific loan parameters, funding chronology and risk evaluation metrics, all consolidated into a single transparent, verifiable record.
The company emphasizes that these blockchain entries don’t constitute novel financial instruments. Instead, the digitized records function as a transparency layer above the underlying mortgages, which maintain their established legal frameworks. The blockchain component is designed to streamline verification processes and enhance risk assessment capabilities.
These digitized mortgage entries operate under the identifier PAPL0, which presently reflects a market capitalization near $1.1 billion based on Token Terminal metrics.
Significant Scale Yet to Come
With 2,079 records completed from a projected total exceeding 29,000, Pineapple has achieved approximately 7% of its comprehensive migration roadmap. The entire loan portfolio encompasses over $10 billion in originated mortgages.
Beyond the mortgage digitization program, Pineapple maintains a distinct $100 million treasury in Injective tokens, utilizing Kraken as its principal validator for staked assets. This reserve operates independently from the mortgage record initiative.
Two supplementary products connected to this blockchain strategy have been announced by the firm. First is a permissioned Mortgage Data Marketplace designed to provide institutional participants with access to anonymized loan-level intelligence. Second, Pineapple Prime would enable investors to participate in mortgage-backed yield generation opportunities through blockchain infrastructure.
Broader Property Tokenization Momentum
The company’s blockchain approach aligns with wider industry trends. This past June, Apex Group partnered with Goldman Sachs, Archax and LRC Group on a tokenized property investment fund leveraging Goldman Sachs’ Digital Asset Platform.
Meanwhile, Dubai’s Land Department initiated the second stage of its property tokenization experiment in February, utilizing the XRP Ledger following successful tokenization of approximately $5 million in real estate during the pilot’s initial phase.
Despite growing interest, tokenized property remains a modest segment within the larger real-world asset ecosystem. The category currently represents roughly $226.5 million in distributed value, versus $38.8 billion across all tokenized real-world assets according to RWA.xyz data.
Nevertheless, Pineapple’s initiative ranks among the more substantial individual undertakings in this domain, with its $10 billion migration objective considerably exceeding most comparable projects currently underway.
