Shares of Riot Platforms (RIOT) surged 14.84% to reach $16.10, gaining $2.08 during Wednesday morning trading sessions. The substantial price movement came after the company disclosed a landmark artificial intelligence infrastructure agreement valued at $28 billion. With this development, Riot’s aggregate contracted data center revenue portfolio has expanded to approximately $38 billion, solidifying its standing in the high-capacity digital infrastructure sector.
Landmark $28 Billion AI Infrastructure Agreement Finalized at Texas Location
Riot announced a 15-year triple-net powered land lease arrangement with a prominent Frontier AI Laboratory. The comprehensive agreement encompasses the company’s entire Corsicana facility located in Texas, delivering 910 megawatts of critical IT infrastructure capacity. The leased area includes a continuous 332-acre land parcel.
The contract carries an aggregate value of approximately $28 billion across its base 15-year duration. Annual rental income is projected to average roughly $1.8 billion, incorporating built-in escalation clauses. Should the tenant activate both available five-year extension periods, the total contract value could expand to approximately $54 billion.
Projected net operating income margins for this lease stand at an estimated 99%. As a result, Riot anticipates approximately $1.8 billion in average annual net operating income throughout the initial lease period. Capital expenditure requirements are estimated at $6 million per IT megawatt, creating a total investment of approximately $5.5 billion.
Riot’s financial commitment includes $2 million per IT megawatt allocated toward site preparation and electrical infrastructure development. The tenant will reimburse the balance of $4 million per megawatt through structured, phased payments. The company expects to secure these reimbursements through non-recourse project financing arrangements or direct tenant capital contributions.
Deployment will occur across three distinct phases spanning 2027 and 2028. Initial capacity of 400 MW is scheduled for September 2027 completion, with an additional 200 MW following in January 2028. Final capacity of 310 MW will be delivered by July 2028, with rental payments commencing within 60 days following each phase completion.
The triple-net lease structure designates Riot as provider of land, power infrastructure, and fully-equipped powered pads. Conversely, the tenant assumes responsibility for procurement, installation, ownership, and operation of all computing hardware. The tenant will also bear substantially all ongoing operational costs, including electricity consumption charges.
Combined Data Center Agreements Push Total Contracted Revenue to $38 Billion
The Corsicana transaction supplements Riot’s current data center portfolio, which includes its AMD partnership. An earlier lease arrangement with the same Frontier AI Laboratory at the Rockdale facility adds to the combined infrastructure footprint. These collective agreements now represent 1,151 MW of critical IT capacity.
Riot’s long-term contracted data center revenue has reached approximately $38 billion in total value. Upon full operational deployment, the company projects average annual net operating income exceeding $2 billion. Management has outlined plans to distribute capital strategically between infrastructure development initiatives and potential shareholder value programs.
This most recent agreement also delivers favorable economics compared with traditional data center construction approaches. Estimated capital intensity represents roughly 50% of typical Tier 3 construction costs. Consequently, the company projects an unlevered yield on cost approaching 33%.
Q3 2026 Financial Results Demonstrate Revenue Diversification
Riot disclosed third-quarter 2026 revenue of $181.4 million, compared with $180.2 million reported in the corresponding prior-year period. This modest 1% year-over-year increase reflected expansion in data center and engineering segments offsetting softer mining revenue. Declining average Bitcoin valuations created headwinds for mining operations.
Data center operations contributed $18.4 million during the quarter. This figure comprised $7.7 million in base rental income, $0.5 million in variable lease components, and $10.2 million from tenant fit-out reimbursement programs. These results captured the first complete quarter of stabilized operations across the 25 MW capacity delivered to AMD.
Bitcoin mining operations produced $116 million in revenue, declining from $160.8 million in the year-ago quarter. Average Bitcoin pricing decreased to $70,855 from $114,361 during the comparable timeframe. Production volumes increased 16%, with Riot producing 1,637 BTC compared with 1,406 BTC previously.
Average cost per Bitcoin mined improved to $39,265, excluding depreciation charges. This represented an improvement from $46,324 during the third quarter of 2025. Power curtailment credit programs generated $24.7 million, equivalent to $15,067 per Bitcoin produced.
Engineering operations delivered $47 million in revenue, substantially higher than the $19.1 million recorded year-over-year. Robust demand for specialized electrical equipment from third-party data center operators drove this performance improvement. Engineering operations now represent a meaningful growth contributor alongside Riot’s mining and leasing businesses.
Strategic Bitcoin Liquidation Funds Infrastructure Expansion
Riot concluded September with $950.2 million in combined cash and Bitcoin assets. Cash holdings totaled $748.2 million, of which $79.2 million carried restrictions. The company maintained 2,418 BTC valued at approximately $202 million based on quarter-end market prices.
Throughout the first nine months of 2026, Riot liquidated 20,264 BTC for approximately $1.5 billion in proceeds. The capital raised was predominantly allocated toward the company’s data center development roadmap. Riot completely satisfied and terminated its $200 million Coinbase credit arrangement, releasing all previously pledged Bitcoin collateral.
No equity issuance occurred during 2026. Management has indicated that existing liquidity positions are sufficient to support announced development initiatives. The Corsicana lease adds substantial long-term revenue visibility to Riot’s expanding infrastructure business model.
